Technical details

How a US Real Estate investment is routed, for readers who want the underlying mechanics.

Route

A single deposit on Robinhood Chain triggers the whole route. Propfolio builds and verifies it on the server; the app never constructs routes itself.

  • USDG on Robinhood Chain (chain 4663) is deposited into the Across SpokePool.
  • An Across relayer fills the deposit on Ethereum as USDC, delivered to Across's MulticallHandler.
  • Within the same fill: the 0.5% Propfolio fee is transferred in USDC, then Curve swaps USDC → crvUSD → pmUSD → iREET.
  • iREET is sent to the depositing wallet. Any leftover USDC is returned to the same wallet.

Atomicity and refunds

The fill and every destination action run in one Ethereum transaction with no fallback recipient. If any step would fail (for example the minimum iREET output is not met), the relayer cannot fill. The deposit then expires and Across refunds the USDG to the depositor on Robinhood Chain.

Approvals

Across's API proposes an unlimited USDG allowance. Propfolio replaces it with an approval for exactly the investment amount, to the Robinhood Chain SpokePool. The app re-checks the approval and deposit targets before asking your wallet to sign:

Verification

  • Every route contract is pinned by code hash, and proxies by implementation address. Any change halts new investments.
  • Each quote's calldata is decoded and checked against the verified route before it is returned.
  • Destination execution is simulated where possible; the quote says whether it was.
  • Slippage is bounded: the minimum iREET is embedded in the destination actions.

Pricing

Execution prices come from live Curve pool quotes. The market price shown is the midpoint of buy and sell quotes. NAV is read from RAAC's vault and subgraph, with its timestamp, and flagged stale when it hasn't been updated recently.

Property data

Properties are read from RAAC's published data: its subgraph (valuations and their timestamps), each Property NFT's on-chain token URI and metadata (details, photos, documents), and RAAC's monthly-rent feed. Annual rent and gross yield are calculated by Propfolio and labelled as such.
